Hi my experienced friends, I recently ran into a situation. 

I have a cheap rental property in Indiana valued below 40K. The tenant offered to buy but he cannot find a bank that is willing to lend this small amount of loan as conventional loan and the interest rate for personal line of credit is too high.

Any suggestions for me to solve the situation?

I can think of owner financing and lease to own. Has anyone done either of these as the seller? What are the pros and cons?

I hired a contractor to remodel my kitchen and I left my wallet there. When I came back to it within less an hour, they were gone and the wallet was open with the money gone. They and I are the only people who have access to the property. I know exactly how much money was there and when I called them, they were playing dumb. Should I confront them? What should I do? There are still unfinished jobs to do.

Hi everyone,

I came across a rental house with good potential. The good part of it is, the long term tenant has lived there for over 9 years and they pay rent and are not likely to leave, but the downside of it is their rent is under the market value. There is probably not much for us to offer them. What should I do? How should I raise the rent to the market value so my number would work?

Good morning everyone,

I am struggling to find a good way to let my tenant pay his rent. It's a single family house with a tenant who doesn't have a bank account, doesn't use smart phone nor computers. What are my options except for driving to the property and collect myself?

I don't want to give him my bank account name and routing number because clearly that's all you need to pay other bills and stuff.

I am so struggle with it!

Thank you for your response! I am excited to get suggestions. This is my first time posting discussion so I don't think I phrased my thoughts very well.... We plan to invest in more than 1 properties and all together we hope to generate $1000 cash flow in a month.
