@Tom Ott great point.  I will take the advice of @Brandon Sturgill and try to find those areas via the count auditor’s website.

@jessicamonroe thanks for commenting and your thoughts! I have been looking at the listings. I know there are a ton of rentals and renters in Lakewood, it just makes me nervous that there is so much competition that it'd be harder to find a tenant.  We recently sold our house in Avon to someone who is renting it out. He got a 3 year lease at a very good cash flow.  I believe it could be that there's very few rentals available in that city. Probably the same for surrounding neighborhoods. So I'm thinking about finding a fixer around there...so much to consider!

Thank you for your input!  Only thing that worries me about Lakewood and the like is that it seems there are a lot of vacancies available.  Do you think that makes it more difficult to get tenants?

Hi BP people! I've been following the podcasts for a few months and am fairly new to this website. Looking to purchase our first MF or SFH soon, but unsure about one big thing: Is it smarter to invest in an area that has a high rental population (and high inventory/competition), or an area that has fewer rentals bc the demand isn't as high? We have both types of areas in my area. Thanks in advance for any thoughts on this.

@jeffmackey I just saw this post and am new to BP.  We are looking to purchase our first rental on west side of Cleveland as well.  I’m having difficulty deciding on a property in the already saturated area of Lakewood, or areas like N. Ridgeville, N. Olmsted, etc, where there’s not as many rentals available.  What are your thoughts on this?
