Hi everyone,

I recently came across a property that I am considering purchasing as a primary home (possible future rental property), and I would greatly appreciate your advice and insights on whether it is a good investment.

The property is located on Fleetside Ct, Alexandria VA with access to two metros, Old Town and DC. It is a 2000sqft property with 3 bedrooms, 4 bathrooms. It was built in 1985 though. The current asking price is 620K and it is 10min away from Kingstown Alexandria which has many amenities like shopping, eating, etc.

Given your expertise in the real estate market, I value your opinion on whether this property is a good deal and if it aligns with current market trends. Any insights or advice you can provide would be incredibly helpful as I navigate this potential investment.

Hi all,

I'm reviewing a deal that appears promising (first time investor here). The property is in Lynchburg, VA close to downtown. It is old (built in 1900s) and the average monthly rent is approx $1600 for a property like this based on google search (1600 sf 3 bed 2 bath). Asking price is $100K and running the numbers the CoC seems to indicate 35% but not sure if there are any factors I'm overlooking (rehab cost is a big factor here I think as it needs a bit of work).

I would appreciate your analysis and opinions on this deal, thanks!

 Hi Annette! Welcome to BP. Theres a lot of good areas to invest around here. You're right in thinking that there arent too many distressed properties in the high income areas, just focus on the fundamentals (quality location, quality asset) and you'll find success.

My name is Annette Yim and I have a very limited knowledge/background in Real Estate investing. I recently moved out here from Austin, TX, wanting to be closer to my family. I currently work in the pharmaceutical industry as a consultant. I currently own a newly built (2022) townhome in South MD and am hoping to purchase my second home in the next few years, depending on the situation of the market. 

Not only do I want to purchase my second home but I am also hoping to begin building my Real Estate portfolio of properties within 100 miles of DC over the next several years. @Ika Sargeant Thank you for your response. I appreciate your time. Yes, I do think it might be better off buying a move in ready property rather than fixing a distressed property in VA. In terms of Prince William county and Montgomery county, do you know of a good locations within those counties I should look into?

Also, I would like to know if you have any insights as to which areas in VA that I should focus on in terms of finding a good deals, buying a move in ready property. Any tips would be helpful!

Hello,

I'm on the lookout for a residential deal in Northern VA or Northern MD, preferably distressed or foreclosed properties, as I plan to build my own house. This is my first attempt at finding such a deal, and I'm considering a price range of $300K-$500K. I'm unsure if this is feasible for the area, given its relatively high cost. Before committing to anything, I want to gather insights and experiences from those who have ventured into a similar project.

If anyone has experience or advice to share, please help me out.
