Ron, I have a SFR in Fairfield since 2011. With the tax advantages of investment property, I have yet to pay federal or state taxes on the income, just the $800 LLC fee to the state. However, I have been looking OOS for my next purchase. I hope to by a couple of properties in Columbus, OH this year.

@Charles Faul Congratulations on your upcoming retirement.  I'm about 3 years away. You can always finance one of your properties for cash as long as the rent will cover the mortgage and interest. Hopefully, your properties have nice cash flow as well.

I lived in San Ramon from 1992 - 1995 until I moved to the peninsula for work.  I really liked San Ramon, but it has grown so much!

Welcome to BP!  I have been on the site for about 2 weeks and I have found it very helpful so far.   If you search events under networking, you can find meet up events in the bay area.  I am going to my first one tomorrow and another one on Saturday.  There is a Bay Area Summit on February 8 & 9 in Oakland.

@Mike D'Arrigo I have looked at both Indy and KC.  However, I am going to focus on Columbus for now as it seems to check off the items on my list.  I am sure I will be expanding into other markets in the future.

@Brian Garlington We really like Fairfield.  All of our tenants have been stationed at Travis AFB which has helped with low turnover and low vacancy rates.  I grew up and still live on the Peninsula.   

Looks like Cleveland it someplace we will have to look at closely based on all the recommendation.

  @DJ Dawson We are planning on utilizing a HELOC to take advantage of the equity in the property for our down payment(s).

@Austin Steed & @Zeke Liston Columbus is one of the markets we are looking at.
