@Joe Splitrock I'm glad to hear that you don't think it would be a big deal for short term maintenance to have one egress unavailable. It's actually what I was hoping to hear. I probably understated the work involved though. The downstairs apartment (mine) will be getting an outdoor room installed, so it's a little more involved than standard deck. I think I'll try to push the contractors for fastest possible completion time and hope for the best.

@Colleen F. I think I will try this method. I do have a good relationship with my tenants, so I don't think it would hurt to try. Thank you : ) 

Hi all, 

I am doing a house hack with tenants on 2nd floor and me on first. Main egress is enclosed stairs on front of house. 2nd egress for tenants are stairs in back leading to yard and driveway. The stairs need to be replaced, and since I am living at the home (and plan to be for a long time), I would like to update to a much nicer/larger deck/stair combo. Getting quotes now, but I'm being told that the job will take over a week to complete. Can I do repairs to a egress while tenant is staying there? If no, I was thinking about bargaining with tenant and asking them to vamoosh for a week in exchange for a much nicer deck area for them to enjoy. Is this a bad idea? I'm just thinking of worst case scenario where there is fire and tenants can't get out due to temporary missing egress on one side. Any other thoughts?
