@Christy Osterkamp--thanks for recommending Brad, I will give him a call.  I'm not local to Bend (yet--though a grand master plan is in the works!) so it's very helpful to hear from folks in the community.  Thanks for the tour adviser offer--I'll be making trips to Bend in the foreseeable future and will take you up on it.  I'll send you a PM to connect.

Hi all,

Can anyone recommend a general contractor in Bend, Oregon?  I'm looking to flip a single family home in Bend and want to hire someone to coordinate/manage the rehab.  I'm remote so would need someone who is willing to work with an out of town investor.

I'll be traveling to Bend in a few weeks and am looking to meet with GCs while I'm there--ideally walking a target property.

Hi @Ben Phillips, I'm currently closing on two properties at once with the same lender using conventional financing.  I found two properties that had roughly the same timing, and the lender was willing to close both on the same day.  Not sure how many you want to do at once but I think it is possible if you shop around lenders.

All kidding aside, there's lots to learn from your story.  One of the key things I'm taking away is that no matter how much one prepares, there's no substitute for the school of hard knocks.  And... circumstances are continuously changing so the best plan on paper can be worthless in a matter of months.

Take action, learn from the results, be flexible enough to adapt as things change.  

Rinse, repeat.

@Account Closed thanks for the inspiration.  I will re-read your post again in moments when I need help overcoming frustration or fear.  

I'm curious about how long you spent studying and preparing before you made the leap into the void.  Were you doing real estate during your nights and weekends long enough to develop the confidence to quit the day job?  Had you been studying real estate fundamentals and dissecting potential strategies with mentors for a while before leaving the W2?  

I ask because I'm contemplating the balance between forging ahead balls to the wall versus having my ducks in a row before stepping off the ledge.  I want to be bold but I also want to be wise.

Welcome, Andrew.  You may want to also check out the real estate meetings in the area.  I personally have been to Ryder Meehan's meetup which is primarily for people who live here but are looking to invest outside of the bay area, and J. Martin's meetings which seem to have many people investing locally.  Both are great and I know there are several others.

There are countless threads on BP discussing out of state investing locations--you may want to start by reading through some of the content already posted.  I found prior threads to be very helpful before I bought my out of state investments.

Ha ha @Troy Fisher, for 3 full days coming out of the summit I dropped everything else I was doing and obsessively crunched numbers on furnished rentals.  I blame @J. Martin.

I vote quadruple yes to doing the summit again next year.  Count me in as a volunteer.

Thanks to everyone who organized, volunteered, and spoke at the event.  What an awesome opportunity to build relationships and learn new things!
