Id heard that New Bedford has even more crime while reading in the forums here and other places. As I said, we are really interested in the best location for deals, investment wise, and would consider other places as long as they arent "scary" dangerous..

@JoeDeFarias, the reason we became interested in Fall River was the inventory of reasonably priced tri and 4 plexes with potential for high COC returns. Basically, I stalked the forums here and did a lot of research using keyword searches :)

I probably should have mentioned that we plan to house hack for the required year, set up with a proprty manager and then move back in with family, so we arent concerned with the school system (thanks anyways for the info). We are are using the house hacking as a foot in the door, and are really aiming for the best COC long term deal for buy and hold.

All my points of references are West Coast, unfortunately.Ive been looking at crime maps, but not sure what it means perspective wise- are the "bad" parts dangerous like Stockton or Salinas here? Could we keep to ourselves for a year and keep our car locked, or is anything outside of the Highlands a terrible idea? 

We are really open to whatever location would provide good buy and hold inventory without being scary dangerous. It doesnt need to be "nice".

Hello all. After initially considering cash purchases in upstate NY, my husband and I totally changing tack and looking to buy a multiplex with an FHA loan in Massachusetts. We have about 55k saved, and are currently living rent free in CA. Does anybody have experience with picking up and moving in this sort of situation? I have a Masters degree, and my line of work is in high demand anywhere in the country (working with children and adults witj Autism and disabilities), so Im not too worried about securing work, but Ive never job hunted or house hunted long distance before. Do I need an offer letter in hand before introducing myself to a mortgage specialist?

We could also use advice about safety and neighborhoods, as we will be moving with a baby. We would consider Taunton and Worchestor as well.

id really love to get some advice on the specifics of investing in Rochester. I met some investors from my area in California who are successfully renting to students and Id like to use their management system and advice to model from. But id like input on strategies when looking at various property choices for sale. Is anybody familiar with renting in the 19th ward? I noticed reasonable prices there, which I might be able to buy in cash, but I wouldnt want to end up with a headache to manage in a stressful area. Ive also been considering the 14623 Henrietta area.

Id like some guidance on what to ask the real estate agent Ive introduced myself to. Does anybody have some articles on here to suggest so I can read up on inspections and choosing a SFR or duplex wisely?

Thank you, Pete Fiannaca!! That wasn't short, it was very helpful. I'll look into those two areas you mentioned. Would you include Henrietta in your category of good suburbs? I've considered renting to students, perhaps grad students, and just screening very carefully. Otherwise, have you found it difficult to fill vacancies with renters in SFRs?

I'm not so particular with SFRs as much as I thought there were some good deals in Henrietta and other Rochester suburbs. I would consider duplex or triple investing in the 

My thinking was just that if I could get a foreclosure for 80-100 k in cash, then I might get at least 1000/month in rent, without adding to my debt. Then I could throw that toward savings for another place in cash. I have significant student debt, but it would be forgivable in 8 years if nothing changes with pslf. I wouldn't count on that, but I'm not sure id want to pay it off now when I could get a higher return with a rental and just save. Thats another reason ive thought cash was a way to go- no DTI consideration at all. And I live at my parent's, so our housing is secure and cheap to save quickly. My folks will also eventually leave us some inheritance which will likely pay off our loan if it's not forgiven, so im less worried about it long term (yes, have the best family ever).

Do you think the BRRR method is better than cash buying given my situation? I'm nervous about taking on more debt.

Thank you, Ben! I was looking more at Henrietta, and I kept seeing notes on Zillow about such and such zip code, Henrietta taxes, so that makes sense.

Hello all! I am a brand newbie looking to invest in Rochester area as well, from California. I'm a teacher, worked very hard to save and my husband and I have a new baby, so I'm very eager to have a good experience. I've sent colleague requests to many people in this thread.

Raymond Reyes, we don't have a duplex, I meant that we had been considering buying one and moving into it. However, I do appreciate the advice.

Thank you, Raymond! I guess we'd been more fixed on that area because initially been thinking of moving into a duplex we bought, and we know people. Also, the prices I'd seen were so reasonable.. but I've been thinking it might be smart to consider other areas.

Im thinking we'd buy and hold forever, and just find a property manager that works for us, mostly because I thought that suited my personality and i like the idea of building a snowball effect of cash flow. Ive also thought of leveraging to fix up foreclosures for the purpose of renting. But do you have any tips for things to consider regarding this versus buying and selling? I know you can make a lot of money through the BRRR strategy, but I'd want to feel very knowledgeable about it.
