I just discovered this asset class and searching this forum, I see that most postings are about 10 years old, just the aftermath of the 2007-2008 bubble.

Is it still a viable way to invest in 2024?

Thank you so much for this detailed explanation. I just discovered that Series LLCs are not available in Arizona, where I reside. Is it possible to create one in a state where they are allowed, and operate from a state where they are not?

My CPA also recommended me to put rentals into a LLC, to protect my personal assets. Is one LLC sufficient, or does one create 1 LLC per address?

Bought a house that I am flipping. Can I do a 1031 exchange to find my next flip?

New in this game: can anyone specify what A, B and C qualities are in terms of finishes?

I am getting started on this investing journey.

My first interest is to purchase a duplex where I'd live in one unit, and rent out the 2nd unit. 

How do I translate this in the calculator: do I divide the purchase price by 2?
