Thanks @Rebecca Knox! @Zach McKee I'd be happy to offer some insight, as my now husband and I house hacked in multi-families as well as worked with banks and used creative financing to fund our first few deals. We started investing before we were married as well. Depending on the type of mortgage you get there are one year requirements for living at the residence, but this does not apply to all mortgages. Also, if you are living there certain mortgage holders take that into account when they look at the debt to income so it can be harder to get the numbers to work out (i.e. 3 of 4 units would be considered rentals). There are so many different financing options for multi-families, but you need to understand the terms and make sure the deal meets the mortgage holders requirements in regards to debt to income, percent down, etc. Please feel free to reach out to me if you would be interested in learning more. @Keith Thomas all of our properties cash flow, although some more than others. I manage the properties myself so we do not have management fees which helps keep the cash flow higher. Over the years I have done various purchases from owner occupied, minor to major work needed, as well as turn key. I look for location, cash flow, and upside when purchasing.
