Pay particular attention to the fact that you also owner-occupy the building, that makes a difference.  Don't try to self-help the eviction, in MA you need an attorney to save you from yourself.  Laws and courts are very tenant friendly.  The courts love to hand out triple damages to uninformed landlords.

Yes.  Two of them.  John Hyre in Ohio, he specializes in SDIRAs and complex tax matters, he is an accountant, a real estate attorney, and an investor himself.  Google him, he's doing a webinar Monday night on Opportunity Zones.

I think @Marina Draper will be able to answer that.

Wondering if it could be something like Chinese drywall in the property.  I remember reading that it created lots of problems in Florida.  Not trying to be politically correct or insensitive, just stating what I remember.

Well, @Jerryll Noorden, I disagree.  I can't even begin to count the number of deals and connections that have happened at my own Black Diamond events.  The actual connection to the person is more important than the deal that may or may not be sold at a meeting.    

Why do you think so many successful investors start their OWN meetings?  Just so they can waste time?  I'm talking free meetings where they are not selling product or memberships.  They want to meet people.  

Do successful wholesalers have their own lists and sell to just a few people on a regular basis without going to meetings?  Absolutely.  But there are many people who do their own marketing for deals, and keep some deals and sell the rest, and those can happen both at events and in private. Meeting some of those people is the key.  

And someone looking to expand their network on a forum with a request that received no answers has to start somewhere.  Nothing wrong with starting at a meeting.  

I am not an attorney. @Daniel C., the Series LLC is very interesting, and sounds like it solves lots of issues, but I believe if you check with a NH attorney who is knowledgeable in asset protection, you'll find that it is not recognized in NH. Or MA either, for that matter. So you may have troubles down the road. Or need to register each sub-LLC in NH if it owns property in NH. That sort of negates the whole point of the series LLC.

It's great to get input from all over, but at the end of the day, any time the question is a legal matter, we need to stay local.

Two additional reasons:  If you allow dogs, the renters insurance will cover liability in the the event of a bite.  In addition, I had a suicide in my building years ago.  My insurance company went to the tenant's insurance which then covered my deductible.
