Thanks Brent for letting me know the other side of the coin. I know that even how good our intentions are, some people may see it as bad one.

Yeah we need to know how much it will cost to fix everything and make it livable because we don't like ending up having a big problem for owing alot for the mortgage and repair cost then the value of the house is less than what we need to spend especially we don't have money plus we have our own mortgage loan to pay every month. 

Do you suggest that we better ask a contractor to do estimates for all repairs needed? What kind of lender would be best for us to use in order to pay the foreclosure plus rehab costs if we can do short sale? 

I think they have 2 mortgage loans so we better pay the 1st and 2nd mortgages so no liens on the title right?

I know family members wherein they haven't paid their mortgage loans for few months maybe 9 months now so maybe they might loss their house for foreclosure. I think they owe over 100k and maybe the value of the house might be $150k to $180k based on Trulia and another website I cannot remember but it needs lots of repairs such as new roofing, plumming, etc.

I am thinking that my hubby and I can do something about it as our first deal but my hubby said that it might cost alot to fix it that paying off mortgage plus repair cost might end up more than the value of the house so not worth either selling or renting it out.

Any recommendation on what route the best we can go whether just to let it be foreclosed or my hubby and I can sell it in order to pay off mortgages plus have extra money, but just curious what can we do? I just hate seeing it to be foreclosed because I know there might be hidden potential to earn money even how much repairs needed but I might be wrong.

Any idea how much it might cost to fix plumming, roof, etc for 1337sq ft single family home with 3 bedrooms and 1 bathroom? 

We are totally newbies with no money to start with so we need recommendations on what possible and best way to do it? Any help is truly appreciated. Thanks so much.

Hi Mike!! So sorry we did not come because my hubby and I are not feeling good so don't want other people there get sick. Hopefully we can make it next time.

Do you have meetups every first Thursday of each month right? Do you always do it in Kitsap Conference Center or other place?

Kevin might have sent you a message about us because he told me to better attend the Kitsap REAPS and you are the contact person. He told me you are a great investor and he knows you will be willing to help us since we are newbies. Just curious how many members Kitsap REAPS has? Are they investors, contractors, real estate lawyers, cash buyers, real estate agents, wholesalers, etc or just particularly investors?

Can I bring my husband as another guest and still free? How long will the meeting be on Thursday? What are the things you guys usually do during the meeting? Is it done once every month? Is there a fee to be a member and how much if individual and if a couple? What are the benefits to be a member? Do we need to pre register or can come as walk in first time guests? I will talk to my hubby if we can go. Thanks for the invitation.

Hi Everyone. I am Anna Stocker and I am totally a newbie in real estate investing but very interested in learning on how to do it properly from experienced real estate investors as well as to start to have a network of all kinds of people involved in it. I started reading a book about it and watching webinars. I want to do it with my husband and we both work full time but still living paycheck to paycheck. So we just want to have a  better life and able to retire soon with enough finances as well as able to pay off debts and house mortgage, and able to help our families, friends and other people. Honestly we don't have money to start with and cannot afford to pay a mentor/coach so any help to get us started will be greatly appreciated. Thanks a lot and God bless.
