Hi,

I have a small strip center, 3 spaces, newly build shell. Location is pretty good, 30 seconds to interstate high way exit, 1 minutes to mall, and walking distance to supermarket and some national chain stores. I have someone try to rent it now, offer rate is low than what I asked but negotiable. The thing I am not sure is, he wants me to cover the permanent thing that will stay with property after he move out. For example, restrooms, office, ceiling, wall, tiling on floor and improvement of the sign board outside. What should I reply to this request? Or I do some of theses and rise price? It is very good location and not many properties available nearby.

Also he asks for several month free rent, what is a reasonable number landlords normally do?

Another question is, this person wants to rent all spaces, should I go with 2-3 tenants or one will be fine? I feel 2-3 tenants might be able to share the risk?

Actually after my post, I did search about other two local companies, the reviews online shows both of them only about 3-3.5 stars review. People complains about similar experience as me. And in our area, only these three companies:(

What should I do in this situation? I feel rent by owner might not be an option for me.

Hi, friends

I have a commercial property need to rent out and I have an broker work for me. I don’t have any experience to deal with a commercial property broker before, but I feel she seldom communicate with me, and it has been over a year , I didn’t get any tenant yet. Even if I contact her, I won’t get a respond very quick. Like recently I contacted her 10 days ago, just kind of say hi, but she never replies me. I am very quiet normally, never bother or push her.

I do work with some residential property agents too, they always very quick respond and very helpful.

So is commercial broker normally like these? Or because I am not big commercial property landlord so I am not really on her work list? My property is in the one of best locations in town and shouldn’t be hard to rent. Should I change to another broker?
