ok, so if you had a condo that last year was appraised as 950k, and a mortgage for about 750k, how would you "grow" it ? The current expenses are $5300 including insurance and taxes, and HOA

details:

the initial floor plan is 3 bed 2 bath, the new one is 4 bed 3 bath, 2210 sq-ft, very very desired location, 91206. The total reno cost is $220k with new drywalls, new kitchen, new windows, new doors, new bathrooms

If you can buy it as a Primary or a Vacation/Secondary home you will have better terms and conditons on any "Renovation Loan".  Investment home renovations are feasible but the rate and terms may not be as attractive from a bank/lender stand point.  You can also finance it if its not going to be "Subject to" multiple issues that exceed a simple cost to cure that can be held in an escrow hold back.  Then simply do a cash out refinance after the 6 month mark if there is equity and build the Carriage house/Guest house.

Good evening and happy mother's day to all mommies!

i have found a fixer that is in the market for about 2 months, has about 10k lot, possibilitie to convert the garage into a guesthouse. The house is 1400 3/2 and looks good. So besides the garage to be converted into a guest house the lot is so big that anothe house can be built on it. Or even an apartment building can be built.

please tell me what you think and guide me. I am thinking of a wholesale and i do not know where to start ..

It lets others know you're a real estate agent, and you know what you're talking about. It's a great way to build trust. Farming your local subdivision with monthly newsletters can also do this, depending on your niche. Believe me, people will reach out to you.

5. Identify the needs of your SOI. Your SOI may have specific needs. Many of the people in my SOI want to use their VA loan a second time or start investing. So, I adjust my messages to focus on those areas. Your SOI is unique, but when you provide value to them, you might see an even greater return.
