A friend and I are looking to dive into a real estate investment together 50/50. Thing is, we're both fairly new to this.

The gist: 
I am already a homeowner. She isn't. 
I have great credit. Hers is excellent. 

We're looking in upstate New York as that is where we both currently live, but we're still thinking about what kind of investment we want to make, i.e. multi vs single family home, rent vs flip, long term vs short term rental, etc. Is there any one investment that would make most sense for us first-timers? 

Also, she recently heard about a $200k renovation loan we could potentially get. Any NY investors aware of this? 

Appreciate any and all insight and input you can give me!

Hello, BP fam!

I'm a newbie to BiggerPockets and to real estate investing overall. I'm interested in connecting with other real estate investors out there, for advice or just general support. 

I work for an advertising/PR agency in NYC as an Associate Creative Director. Simply put, I get to come up with cool ideas for brands. I don't know if I'll want to quit my job entirely, as it can be a lot of fun. But I've always had a passion for writing, and when I achieve full financial freedom (because it WILL happen), I plan on focusing more on writing screenplays for film and TV. 

I live in Upstate New York where I just bought my first home. And I now have my sights set on buying my first rental property. I want to avoid analysis paralysis and feel that I can do so by settling on one market and learning what it will cost to dive right in. But where do I start? I was thinking about NC, if for no other reason than I know the state, have heart for it, and, based on very high-level research, think there could be decent investing opportunities there.

I look forward to connecting with any and all of you, to learn more about you and your investment journey as I'm not only excited about making money in this new endeavor but forming bonds as well.
