Hi,

I'm looking for MF homes in lowell's lower Belvidere area from $250-350. I'm open to paint an carpet remodels, but am looking for minimal rehabbing. 

I'm actually interested in a house that just popped up on the market, but am looking for an agent to represent us and show the property.

@Lydia S. - totally hear you on the networking. I have to admit, I was a little too theory based, and then when I started looking at places, was like, "how much would replacing windows actually cost me??" So in hindsight, definitely networking with contractors would be the way to go. and thanks for the advice,  I plan on tracking every expense this time around so I have a  better plan for the future, for sure. thanks for the help!

@John Tower - Thanks for your advice! I appreciate the information, and realize I would definitely have to make it worth the contractor's while to provide an estimate. Thanks again!!

@James Bowie You are totally right on the fact that I can have it under contract with contingencies and then get the walk through! That also gives me the best way to test myself and my initial estimates! Thanks!!! I also appreciate the "neutral third party" idea because I was also afraid of getting an inflated estimate, if the contractor assumes they will be the contractor for the job. 

Such great ideas! You have all really helped to clarify things that were swimming around in my head. I can't thank you enough for your help!

Hi John,

Thanks so much for your reply! I agree that his estimate would only be as good as my ability to convey the information. And as I believe I'm lacking in that area, I would like to have a contractor actually walk through the house with me. I was wondering if this sort of thing is done, and if so, how do you find a contractor willing to do this, and how much it typically costs?

Also just bought the estimating rehab costs book, so will be consulting that, but still uneasy commiting this much cash and being ~20% confident in my ability to estimate costs appropriately.

Hi there!

Been interested in investing for a while and been listening to all the amazing podcasts. Thanks to everyone for sharing their journeys.

I'm Finally trying to move on this and am looking at houses for purchase as a House Hack (first home w/room rentals) and open to a few updates, but really don't want to tear it apart on my first rodeo. Been looking at houses in the suburbs of Boston, Massachusetts area and I have a real issue looking at a house and saying "yes, that will be 30K in rehab costs", or "oh man, redoing those floors, adding lighting, cutting out that wall will total $XXX"

I've been thinking of getting a contractor or inspector to do a walk through with me on them before I even put in an offer because I really feel like I'm flying blind. Has anyone done this before? For a contractor, how much do you offer as a fee for the estimate/walk through? Do they even do that sort of thing?

Hi all,

As this year is starting to round out (and you can certainly feel fall coming in Massachusetts!) I am trying to get my finances in order for the 2014 tax year. Does anyone know a good CPA or financial consultant that specializes in tax prep for real estate investors? Right now I'm looking for a consultation so when I have to actually prepare my taxes, I will have done the right things before the year is over. Any tips or references are welcome! Thanks!

Hi All,

I'm Anne and I just moved back to the Massachusetts area and am currently getting my MA real estate license. I am very interested the investing side of real estate and looking to learn all I can. My primary focus is on buy-and-hold properties, and I'm looking to purchase in the next few years, likely a triplex in Malden or Lowell through an FHA 203 loan. So, I have quite a bit to learn, especially on the rehabbing side of things!

Just wanted to introduce myself, and see if there are any meetups coming up?
