also, what are the rental markets like in those cities? i believe the atlanta rental is pretty strong right now so we can still likely superior returns there. is atlanta rental mkt vs the cities you mentioned a fair comparison?

regarding hedge fund buying - that's an interesting data point - thanks for that. but we've also done so quick analysis and think we can get at least a 10% return on year 1, which isn't something to be upset about, no?

a friend of mine grew up in Atlanta (we currently live in NYC) and he wants us to buy a rental property there --- he has family down there, he knows the local areas so i trust him that we will be able to find the right property in that market.

but i personally don't know much about the greater Atlanta market and am looking for advice as to how i can get up to speed? On the micro level, i trust him in terms of finding the right location --- but i'd like to get comfortable with Atlanta on the macro level. What should i be looking at specifically? and what resources can i use to find the info i need?

I recently joined BP and wanted to introduce myself. I have always had a passion for real estate. I'm looking to supplement my income with passive income from real estate, right now in two ways - 1. Buy to rent (I'd hire a property manager) and/or 2. Buying notes. What's the best way to source notes? Thanks and I look forward to any and all insights.
