Hello Na,

I ended up choosing Loffman properties - they are local family owned in Rocklin. Call Debbie. Fees were reasonable, and my experience talking to them has been good so far. In two weeks after fixing up the property, I had a few showings and have 5 applicants - we are going through credit reports to finalize.

Gotcha - will explore that next time. 

I dropped my plan for this property - we came to conclusion that we were not ready for this big an investment, as we are just starting out.

This thread answers so many questions for a noob like me - I only started on this learning journey about a month ago, but already feel confident having drunkt he cool-aid :D Thanks to everyone who contributed. And great to hear the positive notes on REI Nation - I am planning to talk soon.

When investing out of state, what tips do you have on initial plan / what conversation to have with REI?

Hello all, i am taking my first step towards house-hacking. Evaluating a property with SFH in the front and 3 unit apartment in the rear. All are currently leased. And I plan to occupy the SFH after purchase. This is in the bay area, and cost is $3.3M.

Am i reasonable to assume i can get the residential loan with 20% down?  I talked to Wells fargo, and they do max $2M load with 30% down, so doesn't work for me. Same for Chase on the downpayment.
