Hi all,

What do you folks think of Wylie for buying an investment property ? Wylie schools are rated pretty good and a decent 3 bedroom SFH can be had for low 200s giving a rental yield of about 0.8%.

I know lot of people here are looking at ft worth to buy properties in sub 200 - 200k range but between wylie and ft worth, I would think that Wylie is a better option from all angles.

Interested in knowing other experienced investors perspective

@PJ McGuire i did buy a property in Wylie a month ago but have not been able to rent it out yet. Somehow i am not getting quality tenants as mostly everyone that has approached me to rent the house either has a bad credit score (less than 575) or are Section 8 tenants.

The reason for buying in Wylie was that I thought that due to good schools i would get quality tenants but i am yet to see results.

Does  anyone has any metrix/data on the class information for various DFW suburbs ? 

As an example I would assume Park Cities, Southlake etc. to be A +

Hi All, 

As you can see from my first post, i was looking for something where I can get a 1% rental yield and good capital appreciation over the course of next multiple years. Since DFW is a heavily investor infested market, all the good burbs with year over year capital appreciation are already selling at a premium and hoping for a 1% rental yield does not seem realistic.

Hence, my though since last few days has been to compromise a little bit on both fronts and buy something in a burb where there is a hope of capital appreciation and a rental yield of .85% or more. Cities where I think that this may be achievable are Little Elm, Mckenee, Wylie etc to name a few. The criteria is to pick somewhat desirable cities based on good school ratings, proximity to job centers, overall good quality of life etc

I am looking for thoughts/comments from the group as to what they think about this approach.

Thanks @James W., @Hiron Fernando. is $1.20 that you mentioned Hiron, installed price ? Also would you - James and Hiron be able to share the contractor that you have used for vinyl floor and tile work if this is someone that you would recommend ?

Thanks for the response @Bruce Lynn. The house us worth about mid 200s. The vinyl that the contractor showed me is high quality textured vinyl that looked like distressed wood finish. The cost also is not a whole lot less than laminate wood flooring but the contractor mentioned that vinyl is more durable and water resistant compared to laminate. So, would this be something that you would consider vs going with laminate wood ?

Hi,

I am in the process of replacing my living room and bedroom flooring in my rental house. One of the contractors showed me wood-look vinyl tile planks and said that people prefer these vs. laminate flooring in rental houses and apartments since vinyl is water resistant. This specific product is made by Mohwak. Does anyone have experience with Vinyl wood like flooring and would you recommend this over laminate wood flooring?

thanks Robert. Any recommendations for someone who can install gutters, tiles, flooring ?
