I am a new investor too and have just started to look for investment properties in Calgary.

2 key things to be considered:

1. Knowledgeable realtor - Someone who is on your side and working in your best interests than just doing a sale. 

2. Property Maintenance: A reliable support system is required e.g. a trusted property manager, contractor for repairs etc and it's not cheap when you are remote.
