Hi guys. Who has experience with buying and managing a triplex in Philly? What are the codes and certifications needed to comply? How are they different from duplex?

Not that I dont want to fix it. But tenant doesnt give me any heads up. Apparently his refrigerator failed, and he went and bought a new one. Now he wants me to foot the bill. I could reimburse with warning that next time I need to be aware, so I can buy the appliance. Tenant is month to month. Ideas?

@Mayer M. just connected with you. I do see in the permit, but not in licenses (only business rental license to operate as rentals for 2 units). Address wil provide in IM

@Mayer M. zoning is now RSA-5. I can see in the permits, the mention of proposed use as 2-family in the past

Looking to buy a corner property already setup as 2 separate units. Bottom basement unit is above grade, got separate kitchen, bathroom and entrance. Was used once as 2-family back when, but since owner has turned into 1-family. Have to call zoning to find out if could be re-zoned into 2-family. Anyone has experience doing this in Philly, and how hard is it?

@Ari Datta i am familiar with the area. Upper Darby wont be an area that would excite me today. May change in future. But for the price can be interesting.

@Joseph ODonovan All in number was about 100K. Closer to Baltimore.

@Matt Wilson, good luck with your investment. This deal I closed was last year September when prices were still reasonable. DOnt think I would have been able to pull this off if it was this year.

@Long Li It is a challenge, but this is the first one thats remote, so we will see how it goes. My realtor and contractors are in philly, so that helps a bit
