Thanks for your reply. Like yourself been looking on and off, partially because difficult to have direct conversations with owners. We drive around looking at MHP in Portland, though we're open to anywhere USA actually. 
Have you done any mailers?  Do you know where to get listing of Parks with owner's name & addresses? 

Great question! I'm intrigued by this question as a residential broker and RE investor. I've been following a variety of videos online. Don't know about this topic to the degree that people that have degrees in economics, but I can talk about my own backyard; what's happening here locally. There's plenty of REIT's that need to keep their money working, therefore multiplex purchase market here is competitive and often overpriced with no end in obvious sight. Historically since 2015, the median home price in Portland has increased by about 38.7%, from $337,000 to $467,621. The forecast for single family homes forecast for Portland 2021 fall by 2%.

Reading reviews, inflation is not a problem when costs of goods go up as long as people's income goes up accordingly. 

Anyway, that's my 2 cents.  LOL! 

I've developed and managed a number of 6-bed homes in LA.  Currently involved long term residential rental along with short-term rentals. For Sr Care, income per bed is fixed. Expenses can be variable, so generally a tight profit. Yes make sure you know your expenses to upgrade to current state regulations. I like suggestions of not running it yourself, but leasing to management company and possible short term rentals if you have the market for it, like major tourist attractions good walkscore?  Or lease to students if a college nearby.  All the best! Investment Info:

Single-family residence commercial investment investment in Granada Hills.

Purchase price: $224,000
Cash invested: $1
Sale price: $290,000

Bought 3 houses zero down with cash back to develop 2 Alzheimer's homes and live in the other.

What made you interested in investing in this type of deal?

Run businesses through residential homes. Alzheimer homes and Around the clock attendant care through out LA Basin.

How did you find this deal and how did you negotiate it?

Negotiated no money down with cash back to build out the homes to comfortably accommodate needs of memory impaired residents and live-in staff.

How did you finance this deal?

Mortgage lender

How did you add value to the deal?

Provided a very needed service. Created added value with business within residential real estate .

What was the outcome?

Front page of LA Times because it was a model where we provided environment that was adapted to the residents rather than having the residents adapting to environment; essentially for big 2-year olds. Hosted and produced a weekly cable program. Had a regular editorial column prominent California Senior Newspaper. Sat on the educational committee LA Alzheimer Association

Lessons learned? Challenges?

It was ALOT of work. Had 50 staff combined with the at-home attendant care. While made a lot of money, had great staff (mostly) I was responsible for the well-being of many people, not only residents, but families too. Exhausted me. I learned that when have a meaningful reason, I can do just about anything. I believe in myself. Now will create using easeful skillful means and agency, while enjoying the ride!

What made you interested in investing in this type of deal?

Development in a remote yet up coming area

How did you find this deal and how did you negotiate it?

Newspaper. Owner flexible. No money down. BP site wouldn't allow $0 so entered $1 ;) Private contract with seller.

How did you finance this deal?

How did you add value to the deal?

No money down and 15 yr contract, pretty sweet deal.

What was the outcome?

Held for awhile and gave it to a former partner.

Would have been nice to keep it but I had to move on.

No. Private purchase.

Thanks @Rachel! And never too young!  I love this process of real estate investing and business development, starting and running businesses.  I'd developed Alzheimer homes, was member of educational committee LA Alzheimer Association,  produced and hosted weekly cable program,  had an editorial column in major seniors magazine in SoCa. Million dollars annual revenue. Leaving that behind, I'm building a more turn-key operation which at first will take some momentum to build.  Game on!

21 years old I bought twenty-eight acres raw land edge of National Forest Las Vegas NM for development. No money down on contract. Then 3 houses in town Las Vegas NM. Later three homes in Granada Hills, CA developed two as prototype Alzheimer's Homes. I'm an RN and residential broker. Bought & developed partial sub-division Portland OR. Currently holding 2 level rentals in Portland OR. Over 12 years as licensed residential broker in CA and now in OR &WA. Big picture now: Buying RV & Mobile Home Parks USA. Looking for deals and developing lender and investor relations.
