How much would it cost and how long would it take, to get them on two separated deeds?

I just brought my first property, a two family home,I live in one of the units. and i'm just curious if anyone had any words of wisdom from there on experience. I also have questions: should I allow access to the basement, the yard, the attic? Should I let them know that I am the owner and or have someone else handle the whole transaction? Is it too much to ask them not to smoke inside the home? 

Thanks guys, im gonna buy a duplex cause I feel like it only make sense, mainly because im from MA where its just as much to rent an apt as having a mortgage, but I do realize that a mortgage comes with more and I have some money saved and a partner. As of right now i'm feeling pretty confident.

Im willing to do whatever takes, I guess my biggest worry is that when expenses arise I wont be able to cover them. I can definitely pay the mortgage on my own if the unit is vacant, but what about expenses like having to evict tenants, got to court, fix damages to the property etc. I will of course do a background check on potential tenants. Im also wondering for current landlords do you get more good tenants than bad. As far as my goals, stop working eventually and purchase more properties. Also once I purchase the home I wont have much in reserve until maybe 6 months, can you take out a HELOC for the amount of your down payment?

I'm a single mom and I work full time. Im looking to purchase my first home and I am looking into purchasing a two family home. Im a bit worried because everything I read says that having tenants is not worth it. Is that true?

@Michele B. im trying to flip a house and have HML's on board but they want between 25-33k up front, but after we pay the earnest money deposit we only have about 3K left, If we get another investor will the HML still take on the loan

When it comes to hard money lenders do they ever work with other investors, for example if a hard money lender is going to lend 80% of purchase price and 100% of rehab and then you find someone who is going to invest the remaining 20% of the purchase price will they allow that or will they only work with you specifically.
