Hi everyone,

I am new to the community and looking forward to learning more. I am primarily interested in syndications (I am accredited) and would love to learn more as well as meet like minded folks to discuss how they embarked on this journey.

thanks in advance!

As an accredited investor you have access to hundreds of new potential syndications every month (and crowdfunding deals which are the same thing except are allowed to market on the Internet).

You may want to start off on a site like CrowdStreet or FinResi , where you can view the variety ( different types of asset classes, strategies, stances) and start to come up with your own method for looking at deals (which matches your unique, personal  risk tolerance, financial situation and financial goals).

Thanks Ian. I am looking forward to exploring these sites and getting my reps in analyzing them. More importantly, I am looking to connect with good operators/sponsors that underwrite and operate well. Welcome your thoughts here since I am not sure what the best way to do that is.

There is a lot of information out there on how to do your proper due diligence on a syndication, including the sponsor. There has been a significant influx of deals which I’ve gone bad in the past 24 months. Which is not uncommon, what is uncommon is the number of inexperienced syndicator’s Who not only lost all the investors money, but some even fail to communicate the status of this indication. .

To start, understand the type of deal you want to be in. Do you want to be in a growth play which has higher risk and higher upside? or an income play which typically provides lower yield because they typically inherently have lower risk

Thanks Chris, very helpful. My risk profile is moderate - medium risk reward. Likely class A,B properties. My key goal is to get educated as well as identify sponsors with a consistent track record and good operators who underwrote and have operated properties well. In some ways, the recent churn is helping weed away the less diligent underwriters/operators.

I recommend you listen to David Greene's Podcast on YouTube. He give the good, the bad, and the ugly. Right now, he's giving a lot of ugly on syndications that promised the moon and are falling apart.

I invested in a syndication, but it was with an investor that had a long track record.

Thanks Nathan, will do. Appreciate the guidance!
