Jeff, It would depend on the property. One that I recently looked at, would need the following which I believe will help get more stable tenants and increase rent.

- Remove the dead tree, prune some branches that is touching the roof etc..

- Patch up the roads and parking lot.

- Security Cameras (I am not sure about this, though).

- Put up a play area for children (I need to check the insurance).

- There are some capex items like replace some old appliances and ACs.

Hello folks,

Reading blogs on this forum is better than any books I can read. I am getting addicted. I have a question for you today.

For last six months, I have been looking for small apartment deals (20 to 50 units) in Virginia (VA is my home). All I can find in the market are low income property or property in small towns. All others are highly priced with no value add opportunity. Based on what I read on the forums here, both are not recommended for a beginner. Since I have a full time job, I anyway wanted to engage a management company (and also be actively involved on the value add side).

If I were to buy a LI property and engage a PM who has experience with low income properties, do you think, I can mitigate some risk? The problem with small town property is that the employment is dependent on one or two big employers. Any thoughts or suggestions on either of them?

Hello Folks, I see lot of experience here on syndication in this forum. Can you suggest a book/ link / resource to get good understanding of  how the process works and the legalities behind it. Even if I have to approach an attorney, I would like to have basic understanding on the subject. I am doing 48 apartment deal with my funds. But for next deal, I need out side funds. Even to include friends and acquaintances into a deal, I would like to do it the right way.
