I'd drop a mini split in the main areas then roll with a window unit in the bedrooms, if you even need it. Those mini splits really kick 


Hi Jeremy, My ADU is of similar size as yours. Can you share some details about the brand you installed. Did you install it yourself or got a HVAC technician to do the same?

I am in the process of buildig a small ADU. I need HVAC (specifically heating ) as per code. The options that keep coming up all involve mini splits, which seem to cost close to $10K where I leave )material and labor). Are there other cheaper options that meet inspection requirements for ADU HVAC?

@Dan H. I wont mind getting the adu separately metered if it were not for the cost and the time delay involved in doing so. I could also add a non PGE meter for measuring the tenan't power line.

I am planning to build an attached ADU.

Contacted PGE for upgrading my main panel, they are asking me to have separate main panel meters because the ADU has a separate address.. They keep pointing me to their rules at: https://www.pge.com/tariffs/assets/pdf/tariffbook/ELEC_RULES...

PGE rulebook doesn't mention anything about ADUs.

CALegislation: Section 65852.2 https://leginfo.legislature.ca.gov/faces/billCompareClient.x...

"(A) For an accessory dwelling unit described in subparagraph (A) of paragraph (1) of subdivision (e), a local agency, special district, or water corporation shall not require the applicant to install a new or separate utility connection directly between the accessory dwelling unit and the utility or impose a related connection fee or capacity charge, unless the accessory dwelling unit was constructed with a new single-family dwelling. home."

So, it  appear that the utility PGE is trying to force something not required by legislation. I prefer not to have multi metered main panel, for a variety of reasons (with the cost being the bigget factor), I should not be forced to have one for the attached ADU I am planning.

Would like to know if I have any recourse to this separate meter-panel requirement from PGE.

I am trying to understand the rules of JADU a bit better. It says somewhere that JADU has to be within the structure of an existing house. Does it mean that I cannot build a JADU connected to me house that is outside the existing house structure? Say - can I build a JADU in my frontyard after taking care of set back rules?
