Post: Pre-approval for a partner and I

Hello all,

My friend and I are planning to buy an investment property together, and we are going to the pre-approved process right now. Do we need to through it as one application? Or, I  can get pre-approved on my own and he can get pre-approved on his own. For example, I can get pre-approved for 200k and he can get approved for 200k, so if we decide to buy an investment property together we will have 400k as pre-approved. Please give me advice on the process of buying property together with a partner.

Hello all,

I bought my condo in May 2017 using the conventional loan as a primary residence; however, my family and I moved out after one month due to the long commute to work and turned it into a rental property.  We are thinking to purchase another property. Wil we qualify for 10% down payment on the second home? We made 20% downpayment on our first home, and these two properties are in California. Thanks in advance for your responses.

Hello everybody,

I hope everybody is doing well. I'm not sure what I want to do with my property. I bought a condo in Union City, CA in May 2017, so it's roughly about a year. As the market has increased so high since last year, I'm considering to sell it the condo to either hold on to the cash or invest in different locations such as San Diego, Florida, or Texas. I think I could get more than one property with the profit from this condo. I'm not sure my condo will ever reach this price again (bought it for 405k and the current market is at 480k-500k). My goal for the next three years is to expand my rental real estate portfolio. As such, I'm debating if I should sell the condo or hold on this property. Please share your recommendations as I'm a newbie to rental business. Thank you in advance!

Hello everybody,

I recently bought my first rental property in the Bay area (around 9 months ago), so all my savings was a downpayment on this property. I hope you guys can share your experience of from the first rental property to second, third, or fourth property. I know appreciation in value is the best way to go but in my local market, there isn't much to cash out since it's currently at the peak. I hope to acquire another property within this year or so. It would be great if you guys can share other strategies to expand my real estate portfolio.

Hello,

I recently found a condo 1bed/1ba, but the selling agent told us that there are 3 liens on the condo at the moment. We ran the title insurance report and saw that there are two possible mortgage liens, and third lien is from HOA (according to the selling agent). The total amount of two mortgage liens are $295k, which is the same price as for listing price. I hope you guys can give me some advices on this condo if it's worth for me to pursue this condo. The condo is in California.

Hello everybody,

My name Anh Le, and I'm currently working as an auditor for one of the Big 4 accounting firm. I hate everything that we do in here, and have been wanting to switch to a different career. However, I don't know what I want to do next in my career path. At this point, owning a rent property company is my ultimate goal, and I have been educated myself how to start a company in the real estate industry. 

I hope any member could share their experience with me if you had gone through this experience yourself in the past. How did start your own company with little or no money? how did you quit your job and started your own business? What did you do when you felt unsatisfied at your job? I really appreciate your responses to help me going through this process.
