Hi everyone,

I'm looking for an agent to help me find 2-4 unit MFHs in Atlanta, preferably in B, B- grade neighborhoods. I'd be looking to use this as a long term buy & hold or possibly as a short term rental (airbnb).

Would love some guidance because I'm an out of state investor and would prefer to work with someone who has invested in property themselves as well.

Looking to move quickly and I'm pre-qualified and can grab a property as soon as tomorrow as long as it's a good deal.

@Vinodh Rajagopalan, MemphisInvest is a premium TK company that looked really good when I was chatting with them. You can search for similar posts about them on BP, you'll see most of the people who have used them are pretty satisfied with their purchased. 

Only concern would be pricing, but it looks like a premium product so it's definitely something to consider.

Hey BPers!

I'm thinking of investing out of state, specifically in value add/fixer uppers. I'm planning on using a HML and from the ones I've talked to so far, they require that I borrow within an LLC.

I've got two questions:

1. When setting up the LLC does it matter what state I set it up in? Do I need one for every state that I'm going to invest in? Or even so far as an LLC for every property I acquire?

2. How would I go about refinancing a property I have under my LLC? Would love to connect with any investor friendly lenders on here.

Hi there BPers!

I've been tinkering with the idea of purchasing a duplex and using both sides as a vacation rental. I do have some logistical concerns and would love to hear from anyone else who has purchased a vacation rental out of state.

1. If you're investing out of state but still need to furnish the properties, how do you go about doing that? Do you hire a interior designer then have them purchase everything? Who will receive the items and put everything in place? Would I need to fly out or hire someone?

2. On going maintenance, since there won't be a "PM" but rather a Airbnb manager, how do you make sure the property is maintained on a consistent basis? Do you schedule annual inspections and fix it then?

Those are the main questions, I'm probably missing something but if anyone else here has experience and is willing to chat, I'll offer you a gift card to your vendor of choice.

Looks like you already got a lot of answers on this but to give you my two cents. From my own personal experience, knowing that I had student loan debt hanging over me always weighed on my mind, at the time I didn't realize how important knowing interest rates and weighing the options what's a better ROI, invest now or after paying off debt.

It was more of a psychological decision than anything, I decided to pay off my debt first and it's been a world of difference in really allowing me to go head first into investing. It all comes down to whether or not you are comfortable holding that debt.
