Hi! I have a tenant who was moved in to my rental in Feb this year and has usually been on time with her rent payments. However, she was a couple weeks late for her October rent and is now almost 3 weeks late for her November rent. She's claiming financial hardship due to some personal issues and is asking if we can apply the deposit towards her November rent, and she'll make it up. I'm ok with helping her out during a hard time, but is this advisable? If we do decide to do this, is it just a matter of getting it put into writing or is there more to this? Thanks for your help!

Hi all! I have a property that I'm renting where the gas and water utilities can't be split out. One property is a 1BR/1BA 450 sq ft unit with one tenant, and another is a 4BR/2BA 1450 sq ft unit with 4 tenants. I'm going to implement RUBS, but am looking for guidance on the proper allocation here. 

Both stoves/oven are gas, and the dryer in the main house is gas. There is no yard to water, just regular usage with bathrooms, dishwasher and washers. 

Would I want to do this by square footage or occupant? Any suggested formulas to use? Thank you!

Hi! I bought a home and converted the garage into an ADU. I rented out the main house already, and all utilities are in the tenant's name. I split off the electric meter for the ADU, so that will be billed separately. However, the water and gas would be prohibitively expensive to split out, so I need to figure out how to handle those utilities and bill seperately. Any suggestions on how to do this? I heard of RUBS, but not sure if that works in this case, if I can do that myself or need a vendor?

Hi! I am renting my 4 bedroom home to 3 roommate and they would like to add a 4th. This is fine with me, however I'm wondering what the process would be. Do we need to have a whole new lease signed with the new roommate?

Hi! I'm new to this and am screening a tenant. Would really appreciate your thoughts on moving forward with this tenant. The rent is $2500/mo. No evictions or criminal reports. Their credit score is 568. Derogatory items are: 

Negative Tradelines: 6

Tradelines with any historical negatives: 3

Occurrences of any historical negatives: 9

For the last 4 months, they have a recurring income of $3489, and non recurring income of $5578 for a total of $9067. 

I asked for a co-signer and their report ran this way:

Credit score of 576. Derogatory items are:

Negative tradelines: 8

There are notes on some trades that have a remark of "Chap. 13 bankruptcy". I'm not sure what that means. Payment history looks good. 

The last 3 months their average recurring income is $6486/mo and non recurring is $5488/mo for a total of $11,975

No evictions or criminal reports. 

Would you rent to them?
