Hi Keith,

Greensboro is a great place to invest.  Kernersville is in Forsyth County but between Winston Salem and Greensboro.  Winston Salem median home values are currently $241k.  Greensboro is $244k and Kernersville is $303k.

Best zip codes in WS are 27104, 27103, 27106, 27127.  The last two are especially large zip codes so you have to be a little careful and work with an agent that knows the area well.  

Personally, I would center on the Ardmore area (27103) or Wake Forest University Area (27106).  Ardmore is smack dab in the middle of both hospitals.  We see a lot of traveling nurses, interns and residents living in that area.  And of course, WFU, will bring in students (UG, Med and Law).  

The suburbs of Clemmons and Lewisville are pricier but bring in executives with families due to the school district.

Great Info! I've lived here my whole life and I love it!  Not too big, not too small.  Close to mountains and not a long drive to the beach. The hospitals bring in lots of homebuyers and renters relocating for work and to be close to medical facilities.  Cost of living is better than Raleigh and Charlotte.  It's just a great town with a lot of cool history!

In NC, it’s like this…

Provisional Broker (PB) - you’ve passed the exam but still need to take/pass three Post Licensing classes. Must be supervised by a BIC on all transactions.

Broker - you’ve passed the post licensing classes.

Broker in Charge (BIC) - you supervise other brokers and have two years full time experience 

BIC Eligible - you’ve taken the class to be a BIC but don’t supervise. However, you can step into a supervising position at a moments notice

Agent and Broker are interchangeable in NC.

The agent only gets paid if you buy something through them. There's no point in spending time/energy/money working with you when there's a chance you could make the offer through another agent and leave them hanging high and dry.

If you aren't willing to commit to me as your agent, I'm not going to put any effort into working with you.

If you don't feel comfortable signing it, then don't. In NC, we have a "non-exclusive" buyer's agency form. Some firms really push the exclusive.  If they don't offer that or won't work with you unless you sign it, I would move on and work with the ones you have that don't require it. Hope that helps!
