Hi Everyone,

If you are new to the real estate investing world of fix and flips and rent and holds, The key to making money is buying right. When purchasing an investment property, due diligence is very important. Understanding the deal and the spread you have to work with is what makes it a great deal. Buying from wholesalers is a great way to find off market, highly discounted properties at a great price. Im in the South Florida market and there are so many deals out there. Ive learned so much along the way, and im happy to help anyone in BP. :)

Hi my name is Angie, and I would like some advise getting started on real estate investing, I currently own a home, (my first home) FHA loan, I've had this home for 3 yrs now, and I got got it for a great deal, it's a 5/3/2 car garage for $179k currently owe $160k and since the market is getting better, my home has gone upward to $285k. I really wanna to sell my home, which will give some capital so I can start investing, my question is how should i take the first step after selling my home? How can I use the profit I make from my fist home to start?

I was also thinking about buy and hold, to rent, and some home flips. I do have some experience as a landlord, since I used to rent rooms out in my home, in which it paid itself for a bout 2 years. 

Im eager to succeed, and I know I can do anything I put my mind to, but I definitely need some guidance. This is my future. I want financial freedom. 

Ooh, and my dad does construction (15yrs exp) 

I want to make the right decisions, any advise is greatly appreciated
