Purchase price: $185,000
Sale price: $250,000

Duplex in the desirable Seminole Heights area. Boasting 2 units. A 3/1.5 and a 1/1.

The investors stands to make a substantial return with comps well over $600k

It’s an amazing area and houses sell very quickly

Cold calling and we negotiated using fact based information

How did you finance this deal?

We wholesaled it

We wholesaled the property and the investors involved were happy

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Yes! DoubleClose and SEP Capital! Also, Felix Montanez who is a real estate attorney. Sellers had liens on a previous property that needed to be rectified prior to the sale and they handled it swiftly. Negotiated the liens down by over $70k!
