@Jocelyn Hinz The best luck to yall. I would advise to get quotes on the electrical because there is where the majority of the cost will be. The way the GE rv pedestals are designed you can save 2/3 of cost with running "home-runs" to 8rvs per 200amp service. Alot of electricians dont relly know about it and like to run multiple cables to each spot witch cost goes up. Hope this helps
@Henry M. Its in Midland county here in texas the biggest oilfields in the us. I've looked into buying land down that highway that it's on and they all say that theres a no "rv land" rule, I have heard that twice from different sellers on that highway. It's on a prime spot next to a dollar general and truck stop. It's all inclusive park that provides the wifi, cable, private water supply, private sewer system, electrical, and a laundry room. School bus also drops kids off there. Funny thing him being a good friend he always pulls out big large sums of cash and brags on how good things are there and seeing his 2 hand fulls of cash all his rv spots full i believe him. For the record: hes not selling it on the market. Me being his friend i asked if he would sell it to me and he said he would for 750k.
@Belinda Lopez Thanks for weighing in, I dont think hes reported all the gross coming. But living there I do know there is 45 spots and they go for 500 and staying there for 4 yrs when I moved here I never saw a open spor available, it's on a prime spot. I think he is selling because hes 75 years old and is not in the best of health and wants to sail off with some bank. I'll ask him if hell consider a owner finance. I do have about 150k to put down. @Jocelyn Hinz where is your rv park going to be located? I got very lucky having a guy on my staff that installed septic systems for 20 years he did my electrical up to the service pole. Water well tanks and pumps and septic system. Maybe if you plan on opening several locations try and find a guy like that to do your maintenance and construction.
I lived in this rv park for 4 yrs and I became good friends with the owner and playing around I told him to sell me his 45 spot rv park and he said he would sell it to me for 750k. This rv park is one of the most popular rv parks in the region. It has the best public schools, its next to a dollar general on one side and a 20 pump gas station on the next. It's been open for 5 yrs and hes had 100% booked spots it's very rare to find a spot here I got my spot on a addison he was doing and patiently waited till it became available. He rents the spots for 500 all inclusive and of that 100 a spot is spent on expenses. Neting 18000 a month. I need adevice on analyzing and also financing the property. Thanks
@Jocelyn Hinz I have little under 50 employees working for my service company so I used my inhouse guys to perform the work. Labor would probably be another 200k if I was to bid it out. the 110k I have in construction is in parts, water wells, oncore.

right now its at 80% net thats with me taking the calls and making the rounds out there. i do plan on hiring a friendly voice to keep my spots filled up as soon as i open up another location witch im under contract on. 100 spot rv park coming soon in 2019

Purchased a piece of property in a hot booming oilfield area got it developed for 25 rv spots and am collecting average 13750 a month rent.

What made you interested in investing in this type of deal?

I lived in an RV park for 4 years when i left my home in fort worth, tx to come to Pecos, tx i took a quick liking to the business and decided to open up one for myself.

How did you find this deal and how did you negotiate it?

I checked all the local restaurants and stores to see if there was any local people selling land and i got several good leads. finding the leads i put the best negotiator to negotiate for me ,my dad. my dad always surprises me more and more with his cuting at the waist offers that im embarrassed of but 8 out of 10 times it works and in this case it worked.

How did you finance this deal?

cash money all the way on this one

What was the outcome?

Rain was a huge factor in construction that i dident factor in. WATCH THE WEATHER WHEN INSTALLING SEPTIC SYSTEM DRAINFIELDS!!!!!

Lessons learned? Challenges?

Learned a lot on pricing out materials needed and on having the right machine for the job saves precious time and money. i had a back hoe ditching when i should of had a track hoe excavator, yes its more money but it would of saved lots of time
