Hey folks!!

First time going through the screening process. Got what seemed to be good candidates via Zillow, except one of the applicants background check came in clean but I can find them on online news sites for armed robbery and drug dealing. I was able to look up their docket numbers on the state's judicial website for several convictions. Not sure why the Zillow background check came in clean but any advice on how I can legally reject their application given the fact that they do have a criminal record ?

Hey Folks, 

Recently bought my first multi in New Haven, CT, I'd say it's a B class property in a rougher C class neighborhood. Apparently I lucked out and three blocks away they're going to start a big development project that includes a ton of retail, office, and residential spaces. The plans includes upwards of 600 apartments and tens of thousands of square feet of office and retail space. Anyone here have any insight on how that might affect the surrounding area, the property value, and generally what to expect when this kind of thing happens near one of your investments ?

As for proof I have a letter where the tenant basically states that her son made very large holes in one of the bedrooms as for all the other damages I don't have proof since I just inherited the tenant. Hey folks, 

New landlord here closed on my first multi two months ago. Finally got a nightmare tenant to move. They didn't pay the last months rent and left behind a lot of damage (big holes in the wall, broken door frames, hole in the standing bathtub). I'm trying to get together an Itemized Security Deposit Deduction Form and then maybe take them to small claims court for unpaid rent. Do I need to get formal, written quotes from companies for these repairs ? If not how have y'all gotten numbers ? Most companies I've reached out to for the jobs only provide numbers over the phone. Also any general advice for making the claims?

Hey folks!

Just closed on my first multi thanks to all the info on this forum. Still very much in the process of learning this business. I inherited a tenant who has been avoiding me and did not pay rent for the month of June. I was about to start the eviction process after the legal grace period but was notified by the tenant that they were moving out July 12th so I didn't continue. Now they are claiming they gave a 2000 dollar security deposit, when on their signed lease and the estoppel certificate i was given it states they only gave 1000 dollars. So, again, they haven't paid June's rent and it seems that they aren't planning on paying prorated rent for July or any damages that are due either, because according to them it should be covered with the 2000 dollar deposit. The 1000 dollars credited to me for their security deposit when I closed is enough to cover June's rent, but not prorated rent or damages. What are my options here and is it even worth pursuing what's owed?
