Post: Resources to find contractors?

When you go on most sites, including BP, and look up contractors, it's like 12+ fields on contracting. Do people really have that many contractors on hand to repair and renovate? If so, what are some ways you coordinate so many people?

Or do you use a general contractor and they sub out the work? If so, what are some good resources to identify a good contractor in my area? I read so many horror stories about contractors not showing up or doing bad work, it makes me hesitant to get into the renovating game. But even with repairs, you need someone.

Thanks in advance for any insight or tips!

Hi, I'm Angelo and I'm a (potential?) new investor.

I've been listening to the podcasts and I attended a webinar and I feel more and more confident in getting into real estate investment. I'm hoping to meet some more people to grow my personal network. I'm located near Raleigh, NC.

Any advice or resources people want to provide would always be welcome. This community seems pretty awesome and I'm enjoying exploring it so far.

Hi, just a potential new investor here.

I'm doing some property research and I notice a LOT of the sellers in off-market list as cash buyers only. I'm trying to understand what that is and why it matters so much.

I assume it means if I have a private money lender or some kind of pre-qualified loan, they aren't interested. Is that correct?

If they get paid either way, why would they care if I was buying with a loan vs straight cash? Is there a degree of uncertainty a loan brings that I should be more aware of?

Thanks in advance!
