I'm curious what sources you all use for your real estate analysis.

I like to use https://www.city-data.com/ for some insights but also will look at Zillow and Realtor.com.

I'm wondering if there are some other sources you all use that I might not be aware of that are out there to analyze local markets, where people are moving to, why, where the jobs are, where people are leaving from, where the job growth is, etc.

I've also began looking in NW Arkansas and have noticed that cash flowing properties can be difficult to find.  I'm looking for duplexes.  My plan is to move in to one side and live there for about two years, learn to manage and rehab along the way and then move out and rent both.  I currently live in Los Angeles and am ready to move out of this city and state for a while.  A friend's brother lives in Fayetteville so this is what initially got me started on exploring the area.  Would love to connect with investors or agents in the area.  I'm a newbie so there's a ton for me to learn still.

@Thomas Moran Is it common for disgruntled tenants to damage property?

@Dominique B.

Wow.. Only 7 weeks?!

That's impressive.

My goal is to close on my first property by July.

I'm reading and listening to a ton of podcasts and am finding that I can easily get stuck in this mode. Did you dive in while learning or did you learn at you went along?

@Axel Meierhoefer

Wow, thank you for that response.  For me, my long term goal is to purchase one investment property a year for the next 5 years.  If I can get to an additional $1000/month in cash flow with 5 properties in 5 years while still working in the film industry, I believe that would be a great start for me.

Great post!  I'm very much in the same boat.  I'm also in the film industry here in Los Angeles.  I've been in the industry grind for almost 30 years now and not sure how much longer I want to keep it up.

My goal this year is to buy my first duplex by July.  I want live in one and rent the other.  I figure since I'm not married and don't have kids yet, this would be the best way to start out and stay in LA.

I would love to talk to anyone here in the LA area who has done deals on duplex who might be interested in perhaps working together or pointing me in the right direction.  I am super focused to make this happen this year.

Post: Why does Real Estate often synonymous with scams?

I'm a complete newbie.  I live in Los Angeles and I've realized that I'm never going to be financially free if I continue simply earning a paycheck.  I've been wanting to start in Real Estate investing yeeeeeeaaarss ago but never took the steps until now.

My goal this year is to purchase a Duplex, live in one side of it, rent the other.  This seems to me to be the best way to start my RE investing career.

This morning, Youtube fed me a video from Morris Invest.

I watched the video, and it seemed great.  Went to the website and all seemed good.  Maybe too good?

I decided to come here and a simple search brought up tons of info of what a scam he his and how many folks have lost everything with him.

Why is this something I am constantly encountering?

Why is Real Estate synonymous with cheaters, scammers, schemes and crooks?  It's exhausting and terrifying.

Can someone here please point me in the direction of some real people who are actually legit and honest people who are making this happen who I can learn from?

BP definitely seems legit and real but who the heck knows?

One other person I encountered on Youtube is Ken McElroy.  He seems honest and trust worthy.  He has a new course coming out that's $400.  Is it worth it?  Has anyone worked with him?  Is he a scammer too?  I haven't searched BP about him yet but I will as soon as I post this.

I really want to buy a duplex this year but I don't want it to destroy me in the process but I'm already encountering crooks and sharks.

What the heck?
