My first deal. I have a beautiful property already approved by lender for rehab. The problem is, I don't think I will be able to qualify for refi and this was my exit strategy due to my last business venture leaving me in a bad spot credit wise. Hoping to use this property to clean that up asap.

I'm currently shopping it for wholesale and entertaining the flip idea. But wondering what are some creative options (if any) for someone who would like to hold on to this property. Maybe some lenders that might work with me. Property Details below.

Hello All. Beautiful 3br/2ba home in Canby Minnesota. Has already been approved for rehab I was going to hold using the refi method, but unfortunately my credit needs some attention. Worried about my exit strategy falling through so willing to part with her in that case that I can fix the mess my last venture caused. 

Highlights: .4 miles from public schools elementary and secondary. Already has some updates and sits in a peaceful and beautiful neighborhood. 

Asking for $60k-- however would lower cost to serious buyer prepared to move quickly.

Hello All,

New here. Let me know if this is not allowed. I have just acquired beautiful home in Canby Minnesota. My initial strategy was to rehab and refi and hold for rental income based on the numbers. Property ARV 135,500 with rental income of 1,500. My credit is in rough shape after my last endeavor and thinking now it may a better strategy to wholesale it as the margins are there, so I can rehab my credit, aye.

I'm asking for 60k but would be willing to drop it to 50k for a serious buyer that is prepared to move quickly. 

Some highlights for this property is that it is only .4 miles from the public Elementary and Secondary school in a cute residential neighborhood.
