Post: Burned house for first rehab?

I've come across a deal because of a house being burned down. This would be my first rehab, with it being my first should i shy away from a total gut rehab or start with something more superficial?

I’m a rookie in search of my first property. My plan was to house hack a Duplex in my area but haven’t had much luck. My next option was looking into Single Family Residence or Townhouse/Condo.

Has anybody had luck with townhouse/condo? HOA preferred?

What books/ podcasts have helped y’all get into commercial real estate? Looking at self storage for myself but want to learn more about commercial side of real estate in general.

Now that I think about it the thought of failing has been playing a big part in the back of my mind.

I have a good W-2 job, and some savings. I have minimal debt and have raised my credit up significantly this past year in preparation for the Refinance part of the BRRRR strategy.

I feel like I’m super close to jumping in. I’ve been analyzing and absorbing everything I can this past year.
