There is absolutely no reason to pay someone that kind of money, especially when there are no guarantees!  Join your local real estate investing groups, then go to local investing classes and network with other investors through these organizations.  WREIN is in Texas and real estate is very local and different based on the state/area your'e in.  What you learn from her might be helpful but it will also be very general. Once you meet other local investors, you can find trusted hard money lenders through them.  I believe it's important to work with local people. https://nationalreia.org/

Just took the 7 day class which was excellent.  As a realtor, I already knew much of what was taught but there was definitely useful information. The mentorship price has doubled now to $19,500!!! She seem legit but you don't need to make a 20k investment to do this.  Use the 20k to help fund your first property!!

Townhouse buy & hold investment.

Primary residence converted to rental (3 bed, 2.5 bath); rents for $3,100 per month.

What made you interested in investing in this type of deal?

Location, high rents, size, low maintenance, low vacancy rate.

How did you find this deal and how did you negotiate it?

Was my primary residence for 1/5 yrs and converted to rental.
