Looking for a management company to manage a 5-10 unit property located between Columbia & York, Pennsylvania. Fully rented with long term tenants (5-14 yrs).

Hi everyone, I know that normally to decline applicants there has to be a reason that it didn't workout such as credit score, or failure of the background check.  However my question is if you are managing the property, but also living in it and when you go to meet the person they don't seem like a good fit, even if they pass all other questions on paper, can you decline them as a tenant?

We (a couple) are planning to live in a 4 bed, 3bath and renting out the 3 other bedrooms.  We want advice on tenant screening, as well as if it is a smart idea to let one of the rooms be occupied by another couple.  The driveway is not large enough to accomodate 6 cars, and the common areas may not support that many people either.

Thanks for all the responses!  I spoke to an attorney well versed in the 1031 and his feedback was that a flip is no taxed at the capital gain rate but earned income with a little extra kiss from the state of Maryland:(  Any recommendations on a good CPA in Maryland?

My wife and I just finished the rehab and refi on our fist BRRR property and it's looking like we have over ARV is 30% over cost! The bad news is that the rental market for the property is not looking like it is as strong as we had hoped and we may need to accept negative cash flow to rent the unit. We could sell but I am being told that without renting it first we are not eligible for a 1031 exchange and would pay 40% or more in taxes on the gain. Any advice on how to proceed?

My wife and I recently moved to Ocean City, MD and we just completed our first BRRR. Unfortunately good services down here are hard to come by and we are trying to find a good CPA with rental property experience. Any suggestions?
