Did any of you find issues with the tenants HAVING to use the app? This concerns me that they can't even apply on desktop. Maybe it will turn off people I wouldn't want anyway, but I'm just making sure I do my due diligence.

@Josh Braun I did expand my search to SFH. I am coming from Salt Lake City, and SFH were my bread and butter. After I saw how low the inventory is for multi-units, I expanded my search. Thank you so much for the info!

Hey Y'all! Do I start need to start saying y'all if I am moving to TN? I'm not sure where the border is. 

Anyway, I am moving to Chattanooga for a fresh start and looking for my first multi-family. I looked at sold properties in the last 6 months and a lot that have sold I never saw come through. I know this means I need to find some off-market deals, but how? Where do I begin? Is the first step to join a local group? Does anyone want to be friends? 

Also, I am pretty handy, and have done all my rehabs myself and am a project manager, by profession. I'm a pro at pouring concrete countertops but don't like electrical or plumbing work so much. I'm willing to offer help in any way I can in exchange for some help in finding these secret deals. 

I'm also interested in hearing all the information about Chattanooga, in addition to real estate. I've done a lot of research on the neighborhoods and have a pretty good handle on where I am looking, but if you have a favorite coffee shop or restaurant, I'm down for that too. All the things!

Thanks for the tip! I'd like to even know where to begin. How do I get started? I'm not looking for anything crazy, just a few small deals here and there to get my feet wet, while I wait for my business to pick up. I feel like I am truly starting at ground zero here.

Can someone tell me where I can find more information about wholesaling? I know so a little about it and would be interested in learning more. Are there any books or content I could read that someone could suggest that'd be helpful. I own a few rental properties but I'm on pause right now due to losing my W2 to covid. I have money in a heloc and though maybe I could get into wholesaling while I work on building my other business. Thank you!

Post: Living minimally when you move a lot?

Due to the nature of my invest in owner-occupied properties, I tend to move a lot. As I get better at it, I move more and more because it's taking me less and less time to rehab. My issue is I feel like I always have so much stuff, even though I really don't. I am a single, female and have built most of my own furniture. Anyone have ideas on how to live a minimalist lifestyle in the midst of this?
