Good for you! I love it. You wouldn't mind hopping up to Cerritos for me doing this little gig on the condo I am looking at? ;-)
Joking aside - do you have recommendations how to conduct due diligence? I googled the developer and their website looks good, it lists their resumes all of which seem solid. I met with the developer when I was there and liked him as well. Though I'm reading Malcom Gladwell's book "Talking to Strangers" which makes me understand I have a strong bias towards truth :-) Is there more I could do?
I have to get honest with myself and determine if I am looking for an investment or personal vacation rental. I think as long as it covered it's costs or close I'd be happy. But - the financing is sticky. I would buy it with home equity credit / loan and the payments will be higher than traditional lending, so not sure I could achieve the objective of covering costs.
I really appreciate your input and I'm not discouraged! How do you advertise your condos? I'd love to follow if possible!

@Mike Lambert. Thank you so much for the reply! You make great points that I will definitely consider. Just curious what you mean when you said you have to part with 1/2 your money to get anything but a paper.
Maybe I need to explore more of Mexico. I’ve never been to Riviera Maya!

I'm considering buying a vacation rental in Cerritos, a small town in Baja Mexico about an hour north of Cabo. I've read through some threads and I *think* I understand the basics. It's a 2 bedroom, 2 bath new construction with a beautiful view of the Pacific. We've visited the area 2x's and really love it there. Since it's new construction were are estimating the average number of weeks it would be rented - but think we can at least break even or make a small profit if it rents 25 weeks per year at $175 per night. I think this is a conservative estimate? I would love any feedback / input any members have to offer!
