That’s not bad. I’m looking into a duplex listed for 37k that produces 750 a month. Calculated the CoCROI being 27% on that. Which I think it’s pretty good.

Thank you Matt! Will definitely apply some of your suggestions! Just wanted to see what other people do. 

What are some good places to find deals other than those listed on MLS. A lot of you say MLS is probably the last place to find deals. However, knocking on someone's door and ask if there were selling their house is not quite the best strategy in the neck of my woods...anything beyond that seems to work well?

Local bank offers investment loans with 15% down instead of 20%. It is a balloon loan. What are your thoughts on these types of loans?
