Hi there, hope everyone is off to a great start in 2017! I wanted to see if anyone might know a good contractor in the New Brunswick area who've done new construction on multifamily buildings. I am looking to do a bit of development work on a lot that was recently acquired. Thanks!

Hi everyone, my wife and I have recently submitted an offer for a 11 unit student building near Temple university in Philadelphia. As part of the diligence process we've requested that the seller share backup (receipts, bank statements, etc) that validate the annualized expenses we were shown prior to placing our bid. However the seller and management company he is working with have said that they do not have this level of detail around costs. Because this will be our first investment we don't know if what we've asked for is unreasonable or if the seller and the mgmt co aren't being as transparent as they could be. Has anyone else run into a similar situation? Would greatly appreciate any insights from the pro's that have made these kinds of investments in the past. Thanks!

Hi everyone, I'm a new investor looking to invest in multifamily student buildings around the Temple area in Philadelphia. One of the things that I'm struggling with is getting a sense of the quantity of housing supply that's available in the area to students who live off campus. Most of the off campus housing close to campus are in the form of new constructions so I was wondering if there may be a public resource that might provide an investor with a list of all of the new constructions that have taken place. Would you guys be familiar whether such a list typically exists or if new constructions are something that municipalities typically track? Thank you!

Thanks Jem for your prompt reply! I plan to have a management company take care of both finding tenants and managing the property itself. Would you know if working with a management company means that I will not have to obtain the licenses you mentioned myself? Also I'd love to connect and learn more about your 4BR.

Hi everyone,

I've recently developed an interest in real estate and am looking to invest in student housing in the Temple and University City areas in Philadelphia as a way of generating stable, passive income. Has anyone had any past experiences investing in those areas or in the Philly market generally? What was the process like and how have results been so far? Which brokers, lenders and property managers did you work with and would you recommend them to other investors?
