Good tip about the 15 month lease, @Tim VandenToorn. The rental has only been on the market a little over a week, so I'll probably give it until after the holidays, but I'll definitely give that some consideration!

@Jeremiah Jordan Good luck on your investing. Feel free to reach out if you need beginner tips. I'm sure I can tell you what not to do. My top tip would be not to buy two fixer-uppers at the same time ;)

Hello!

Long-time-procrastinator; first-time-investor.

Since August 2015, I've purchased two investment properties in Grand Rapids, MI:

  • Single family (3 bed / 2 bath) in East Hills
  • Two-family (2+1.5 up / 3+1 down) in Creston

Both needed some work, but now the single family is available and the two-family is half-rented, so I'm getting there!

I'm quite handy, so I've done most of the fixing up myself. I realize that's not sustainable when building a large property portfolio, but for now I'm enjoying getting my hands dirty, and hoping to have positive cash flow by the end of the month!

I just finished fixing up a single family (3 bed / 2 bath) in the East Hills neighborhood of Grand Rapids, MI.

I've had many inquiries, and several prospective tenants look around and make positive noises, then it emerges that they're not looking to lease the place until 4-7 months from now.

Obviously I've gotten wise to this, and now one of the first questions I ask is prospective move-in date, but is it typical for people - students in particular - to look for a place this far in advance? I find it bizarre that not one of the prospective tenants has even mentioned it up front without prompting.
