Hi BP,

I have only one property and now am trying to rent out. I do not have any business entity. In this case, am I qualified to apply for SBA disaster loan as a sole proprietorship? And the investment property is with me and my wife. In this case, do you think I can put 2 for employee number?

Hi BP,

This may be too basic question for most of you, but I just completed rehabbing my first purchase of single family house. I will manage the property myself, and don't want to pay agent for finding a tenant because I can do it myself.

My question is what are the documents that the tenant and I should sign and where can I find them? and is there any specific documents to get signed to collect the deposit? if too complicated, i will hire an agent, but hope to save some money (one-month rent) because I already bled a lot by doing rehab...

Hi BP,

I recently had contract to buy a SFH with 30 yr fixed 4.2% for investment property. I only have a week before closing but I realized the recent mortgage rate significantly dropped. In this case, is there any way I can lower mortgage rate? My loan officer has kept saying he would see what he can do for a couple of weeks now, but nothing has been done.. Hope someone can advise...

Hi BP,

I locked the refi rate from bank A and I found the rate got much lower than that. Bank B offered even better rate than bank A. I did not sign anything yet but just spoke with them by emails. In this case, am I still obligated to work with A because I locked the rate? Or do I still have an option to work with the other bank that offers a better deal?

I asked the banker to lock the rate and if he finds better rate, lock again, but he has never done that... Am I expecting too much from the banker?

as an investor, I want to buy and hold multiple properties using OPM. obviously paying off ASAP is not what I pursue... I want to maximize cash flow in the future, but refi can be also a way to lose money by paying more debt. I was not sure if this is the right decision in terms of smart investment..

Hi BP, 

I had a loan with 3.5% 15 yr fixed loan a year ago, and now is trying to change to 3.375% 30 yr fixed for my primary residential. the closing cost is $2000. This will save me $870/month. I plan to stay at my current home for 3-5 more years and then rent out. Do you think this makes sense?
