I'm doing some rehab on a house that I purchased the beginning of the month. I wanted some advice when dealing with contractors in the future:

When I walked through the house with the contractor, we agreed on what needs to be done, but towards the end they forget. Everything that we agreed upon was verbal. 

Do you guys give contractors a checklist of all the Items that was discussed during the walk thru on day one? Any contracts signed? How do you normally approach this to make sure they're on the same page as you?

@Sam Craven Does Texas have strict rules in dealing with pre-foreclosure investing? Are you, by any chance familiar with California rules?

Hi everyone, 

Do any flippers or wholesalers in CA have any experience marketing to and purchasing from pre-foreclosure homeowners in CA? I was able to obtain a pre-foreclosure list for my county and wanted to do direct mail campaign to them to purchase/flip. 

I hear CA has strict laws/penalties when it comes to purchasing from high equity, pre-foreclosed homeowners. I'm trying to understand civil code 1695 and wondering if anyone has experience.

Hello Everyone, 

This is a little off topic and was wondering if the current Fresno residents can help me out. I'm moving to Fresno and will be working in Visalia. Do you guys know a good/safe area around the South side of Fresno to live in or maybe even a city a little bit outside of Fresno that would put me closer to Visalia. My wife will also me working in North Fresno so we don't want to move to Visalia. I'm not too familiar with the area, we initially had our mind set on Clovis or North of Herndon for nice neighborhood and safety, but that will be too long of a drive for me. 

Any help would be appreciated! Thanks!
