Hi there,

I'm looking for investor-focused contractors in the HOU area who can help walk/take pictures of properties & provide estimates of repair/renovation costs as part of my due diligence process prior to getting the property under contract. Does anyone have any recommendations for any reliable contractors or individuals with contracting/home repair experience that provides these services? Would love to connect, thanks! :)

Hi there BP Fam!

I'm looking for an LCAM for a 55+ condo association with 717-units across 191 buildings in Palm Beach County, FL. I need someone who's familiar with FL Statue 718, as well as someone who has experience in managing properties of this/similar size, is versed in contract negotiation with vendors/service providers, & is a more hand-on individual.

For clarity, the condo association already has a property management company, with whom they are under contract until 2026, & they're solely looking for an individual to fill this open LCAM position. Please note, this LCAM would be employed by the current property management company. Both the property management company & the condo's Board of Directors are running a search for a qualified property manager (I've been assisting the Board in finding candidates to speed up the process).

Would appreciate any feedback, suggestions, or interested candidates! Thanks :)

You can find good VAs on Upwork. Don't settle for the first VA you interviewed. I would interview a couple of admins and ask them "when" and "if's" questions.

After you hire the VA, you have to train them. I highly recommend creating procedures for them, either written or recorded. Have them shadow you consistently and check in with them.

I recommend not delegating a task until you are 100% successful at the task yourself.

Aloha Andy, I have a team of 15+ VA's out of the Philippines. Their english and work ethic is next level. The only downside is the time difference when its 11am in NYC, its 11pm in Manila. However, most of them are good accommodating US time zones. If you train them right, they will make your life a whole lot easier! You need good SOP's if you want the work done to your specifications.
