Hey BP!!! I'm transitioning from a real estate wholesaler to buying rental property in the Northern New Jersey area. I want to manage the property myself as it is my first rental and I want to get a feel for being landlord. Any advice as to how to market the property to attract better quality tenants, Screen tenants, or any other advice as to what to expect for my first rental? Thanks BP!!

Hey BP,

I send out 2 mailings a month. I get an absentee list from list sorce and get to work. Nothing fancy just a hand written yellow letter saying something like " Hey I was driving by your neighborhood and really liked your house. Are you looking to sell? I am a local investor and can pay you cash and close quickly. If interested please call me at 4837373848 hope to hear from you soon!"

My response rate has been pretty good so far trying this for 2 months now.

My question is what are you putting in your letters and what is your response rate?

Hey BP,

There's a boarded up house around the corner from my apartment, I went on the MLS and confirmed the city does not own it and obtained the owners name. I asked the neighbors if they know what happen to the owner but being that they just moved in a couple months back they don't know anything about the property. Is there any technique to finding the owners new address or phone number maybe? I see great potential for this property, any advice would be helpful!
