I have a question about highly competitive markets that have appreciated rapidly, like California. Do you typically see in these types of markets that appraisals keep up with the rising costs of home prices? 

Could it be more risky for a BRRRR strategy to get the full value out of refinance after your renovations, if housing prices are high and rising? Or from year to year do you find that the appraisals catch up to the rising home prices?

Hi Bigger Pockets team, 

I have been a member here for a few years, but I am starting to kick things into next gear and looking to buy my first home by the end of this year. My fiance and I are looking at buying our first in a home in Sacramento for around $500,000. Our goal is to live in the home for about two years and then go buy our next place and rent out our first home. Ideally what we are looking for is a place that will be able to rent out easily to help pay down the mortgage and will appreciate over time so that we can build equity quickly to help support our future real estate deals. 

Does anyone currently own rentals in the Sacramento area that could tell me a little bit about the rental market there is like and what areas I should be considering?

@Ranjit Sandhu I am considering buying my first home as a buy-and-hold in Sacamento. My plan would be to hold onto the property as a rental. What are the rental markets like in Rocklin and Roseville? Seems like it is very residential which seems ideal for appreciation but are there still enough rental opportunities to help cover the mortgage?

Hi Everyone, 

I am planning to buy my first home in the next 1-2 years that I plan to keep and rent out as I buy my next home 2-3 years after that. Once I have purchased two homes, one where I live and the other that I am renting, I want to continue to save to invest in more real estate. I am not looking to grow a massive real estate portfolio which is why I am comfortable saving with my full time job and using this cash to purchase more real estate. 


My question is, are there any good spreadsheets or frameworks I can use to map out how many SFH I could buy over the next 10-15 years with just the money I am saving alone, and on top of that a way to punch in the costs of SFH in different cities/neighborhoods to see if it might be more advantageous to purchase out of state?

Hi Everyone!

I am new to real estate investments and learning as much as I can right now. One question I had was what are all the roles/jobs involved in buying and holding a rental property. I am trying to understand all the parties that can be involved and at what point in the timeline they play a role. For example, a property manager would come into play once the property is purchased and there are tenants in it. 

My goal is to have a list of all of these roles and then begin to start networking in my local community so that I can find the right team or resources to leverage further down the line.
