If you can't deal with a clogged drain you are in the wrong business.

I am a contractor and for the most part stop looking at work when i am 6 months out. it makes no sense for me to even look at a job i can't get to for 1.5 years. Something does not seem right. Go to your local lumber yard to find contractors not the big box stores. Good contractors do not go to them unless it is absolutely  necessary.big box stores are made for the dyi guys not the contractors.

I love Cozy but it does take about 5-8 days for it to hit your account. you can pay extra to have it done quicker but i don't like to have to pay to get my money. Not every renter is great with computers so i find that some do not want to use cozy. I just want to be paid so i try and find the easiest way for the tenant to pay me. I do like getting cash but it is actually the hardest to deal with, no paper trail,and you have to actually go to the building to collect. If you live in the building not a big deal but if its an hr away and you have to make 3 trips a month not a great way to collect. The one thing collecting rent on site does do, is it forces me to go to the building once a month and see whats going on.

Could you start off without a pm? Wait a few years until the rents go up then hire one.  Maybe its not has hard or scary as you think. I own a few rental properties, some take very little time while others take a lot. I find the better the area the less management the building needs. Good luck, stay patient

I am also looking for a vacation home on a lake. why NH? I am thinking Maine has lower property taxes?

As you go further north properties get less expensive. So i think the best town would be the one that is closest to you that you can afford and get what you want.

The most dangerous part of asbestos is the dust you create while removing it. covering is safer and acceptable in my area. its actually excellent siding it does not rot and holds paint really well.

Its usually illegal to remove on your own and very expensive to hire a company to remove .Going over it does not create a health hazard since you are not creating any asbestos dust. Each state will have specific guidelines for dealing with asbestos you should call your state agency to see what is allowed.

i would not be deterred in buying a house with asbestos siding but that is a decision only you can make.

Congratulations. I think you can get some fantastic deals at auction, however I have never bought one that does not have some sort of surprise. Budget for that surprise and remember you got a deal for a reason be positive and power through. Good luck

First I would make sure the repairs your being charged for are legitimate repairs. If your local and at all handy maybe learn to fix a few things. Houses will always need repairs at unpredictable times. If you can look at repairs in a more positive light it might help. I like to think of repairs as eliminating a problem for the future and the more I do now the less I'll have in the future. It's ok to have repairs it's not ok to have the same repair, making sure it's done right the first time is very important. Be involved ask questions   And you'll gain valuable knowledge for future investing.
